Description:
The shopping center on this 30-acre site was constructed one-quarter mile
back from Route 30. With every square inch of frontage paved for a parking
lot with no stormwater management, untreated runoff sped directly into the
nearly pristine Trout Run and the Rowan Pond Wildlife Management Area for
more than four decades. Poor site design, newer competing shopping centers
and national chain bankruptcies led to the property's failure and abandonment
for more than ten years. Clementon Borough and the CCIA's Brownfield and
Redevelopment Center marketed redevelopment of the site and found K. Hovnanian
& Sons to build a 140-unit active adult community on 25 acres fronting on
Rowan Pond. The CCIA will soon issue RFPs for redevelopment of the remaining
five acres.
